Those same rates hit roofs. A roof assembly that handles a slow soaking rain can be overwhelmed when water backs up at a valley, a wall intersection, or a clogged gutter and rises above the flashing lap. That is why leaks appear during one storm and not the next, and why chasing a leak by looking straight up at the stain wastes an afternoon. Intensity, wind direction, and where water pooled matter more than total rainfall.
Central Texas roofs also take ice. The National Weather Service office serving Austin recorded a quarter to half an inch of freezing rain across the metro on February 11, 2021, then snow totals in and around the city on February 15 that included 6.6 inches five miles north-northeast of Austin and 7.5 inches at Lakeway. In the January 30 through February 2, 2023 storm, the same office logged reports of half an inch to three quarters of an inch of ice from the Hill Country east into the Austin metro, with more than a quarter inch widespread along the Interstate 35 corridor. Ice loads gutters, blocks drainage paths at eaves, and then melts into the assembly rather than off it, which is how a January storm becomes a February ceiling stain.
The wet path is mapped from the attic side wherever there is access. Insulation is lifted, the deck underside and truss faces are inspected for staining and tracking, and readings are taken across the top plate and down the wall cavity if water reached it. From below, a moisture meter and thermal scan mark the wet boundary in the ceiling assembly and separate a single point of entry from a broad saturation. This matters for the repair as much as the drying, because a roofer sent to the stain and not to the entry point does the wrong repair and both parties learn about it during the next storm.
Blown insulation that has taken water compacts, loses much of its thermal value, and holds moisture against framing and the back of the ceiling board. Drying it in place is slow and usually pointless, so it comes out over the wet footprint. Gypsum ceiling board that is sagging, has lost its bond at the fasteners, or has visible seam movement is structurally compromised and gets removed, not dried. Board that is wet but flat and firm can often be dried from the attic side with air moving above it. Truss and deck framing gets metered and dried; that wood is what determines when the ceiling can be closed back up.
A ceiling holding water is heavy and it fails downward without a warning sound. It should not be probed from below by whoever is standing on the ladder, and the room under it should be cleared of people first, furniture second. Water traveling along a top plate reaches recessed lights, ceiling fan boxes, and junction boxes, so power to that circuit gets shut off before anyone opens the assembly. A drain hole in the right place, made from a controlled position with the circuit dead, is a legitimate move. Poking upward at a bulge is not.
Storm losses turn on cause and timing, so the file gets built while the evidence is intact. Photographs from the attic showing the entry point and the tracking, dated moisture readings at the ceiling and wall, and the roofing invoice describing what was repaired all belong in the same folder. Where a storm damaged the roof and the interior at once, the interior mitigation record and the roof repair record are read together by whoever reviews the loss. Keep the weather date; a documented ice or hail date in the file removes an argument about whether the leak was long-running wear.
Confirm the leak has been stopped or temporarily covered, since drying under an active leak is money spent twice. Extract standing water, remove saturated insulation and any unsalvageable ceiling board under a documented scope, and record square footage. Air is introduced above and below the assembly, dehumidification is sized to the wet surface area, and framing readings are logged on each return until they hit target. Ceiling texture and paint are the last step, held until the wood behind them is dry, because a finished ceiling closed over wet framing is the most common reason this job gets done twice.
