Evaporation, capture, and airflow have to balance

Drying a building is three things happening at once. Air moving across a wet surface pulls moisture into the air, a dehumidifier removes that moisture from the air, and the drier air returns to the surface to take more. Break any leg and the system stalls. Fans with no dehumidification make a humid room that redeposits moisture on cool surfaces, including surfaces that were never wet. Dehumidification with no airflow dries the air near the machine and nothing else. Sizing is calculated against the wet surface area and the class of materials involved, not against the size of the room or the number of units on the truck.

Bound water is a separate problem

Water sitting on top of a dense material and water inside it behave differently. Concrete, hardwood, plaster, masonry, stone, and closed wall cavities hold moisture that evaporates slowly, and the industry treats deeply bound water as its own drying class with its own timeline. That is where specialty equipment applies: injection drying into wall cavities, floor drying mats on wood, and desiccant dehumidification where a refrigerant unit cannot pull the air low enough to keep moving water out of dense material. Adding more air movers to a bound-water problem raises the noise and the power bill without shortening the job.

Tighter houses dry differently

Austin adopted the 2024 International Energy Conservation Code alongside the 2024 building, residential, plumbing and mechanical codes, all effective July 10, 2025, under City Code Chapter 25-12. Newer and retrofitted buildings here are consequently tighter and better insulated than the stock built decades ago. A tight envelope is an advantage during drying because the equipment controls the air rather than fighting outdoor humidity, but it also means moisture that gets into an assembly has fewer ways out on its own. Older leaky construction sheds some moisture passively and gains humid outside air at the same time. Both need containment; they need different sizing.

Containment is a cost control

Sealing off the wet rooms with poly and taped edges shrinks the volume of air the equipment has to condition, which shortens the job and lowers the power draw. It also keeps humid, dusty drying air out of the parts of the house still in use, and where the water was contaminated it keeps the work area under control. On occupied homes containment is often what makes staying in the house realistic. It is not a line item added for appearance; a drying chamber half the size dries in materially less time with the same equipment.

The daily record is the deliverable

A defensible drying file has a moisture map from day one, daily readings at the same marked locations, temperature and relative humidity logged inside the chamber and outside it, and an equipment list with placement. That record does two jobs. It tells the technician whether the plan is working while there is still time to change it, and it tells the carrier why the equipment stayed as long as it did. Readings that only exist at the start and the end of a job are not a record, they are two data points and an assertion.

Freeze weeks stress the equipment supply

The Weather Service office serving Austin recorded pockets of one to two inches of combined sleet and freezing rain in parts of the metro on January 24 and 25, 2026, and NOAA's climate center reports that central Texas, Austin included, saw six to nine consecutive days of freezing temperatures during the February 2021 event, the longest such run in the state's record. Those weeks produce hundreds of burst-pipe losses within a couple of days. Dehumidifiers and air movers become the constraint, and the honest answer is a scheduled sequence with a written scope rather than a promise that everything happens at once.

What a completed dry looks like

Materials reach a target moisture content set against unaffected reference areas of the same material in the same building, not against a generic number. Wall cavities are verified, not assumed, and framing behind removed drywall is metered before anything closes up. Relative humidity in the space is stable in a normal range without the equipment running. At that point equipment comes out, a final reading set goes in the file, and the rebuild can start. Closing a wall over framing that never hit target is the mistake that turns a drying invoice into a mold remediation invoice.
