Federal guidance on moisture is unambiguous about acting fast, and it is equally specific about conditions. The Environmental Protection Agency advises keeping indoor relative humidity below 60 percent, with 30 to 50 percent as the preferable range, and notes that a humidity meter can be purchased for 10 to 50 dollars. It also emphasizes responding quickly to condensation and wet surfaces. Those two ideas together are the whole prevention strategy: get the materials dry quickly, and hold the air dry while you do it. Everything else, including the products people buy, is secondary to those two numbers.

Spores are not the target, water is

There is no way to eliminate mold spores from indoor air, and no product application changes that. Spores are present in ordinary house dust and in outdoor air that comes in every time a door opens. They germinate when they land on a material with enough available moisture for long enough at a suitable temperature. That is why prevention is a drying and humidity job rather than a spraying job, and why an antimicrobial applied to a wet surface that stays wet accomplishes very little. All of those are hidden, which is the point. Cleaning wet material is not the same as drying it

Wet porous material that took contaminated water comes out. Wet porous material that took clean water may be salvageable, decided by readings and by how long it sat, not by appearance. Semi-porous and non-porous surfaces are cleaned and dried. The order matters: clean first, then dry, because moving air across a soiled wet surface distributes what is on it. Where material is removed, cuts are made to a line set by readings and the debris is bagged and hauled out on a planned route rather than carried through the whole house.

What insurance typically does and does not cover

The Texas Department of Insurance sets out the usual pattern. Most home and renters policies cover sudden and accidental water damage and will cover mold that appears on an item damaged in that loss.
